Background

Anglo House is a multi-tenant commercial car park that has nearly 20 different businesses operating from multiple office spaces. Due to the nature of the car park, the parking needs of this site are highly diverse. So, the site’s parking system had to be flexible and well-managed that met both tenants’ and wider user base needs.

Challenges

The site’s parking situation was facing various difficulties due to the varied requirements of each tenant. Due to the number of businesses, each one had its own staff and visitor needs, so it was impossible to implement one common approach for every site. Further, there was no efficient method for tenants to manage visitors or have staff access to parking areas. It caused too much confusion among visitors and inefficiency in managing the parking space.

The site had also started experiencing unauthorised user issues. It was because of public members parking there when they visited nearby shops, restaurants, or other landmarks. So, it meant spaces reserved for tenants and their visitors were being occupied. To top that, it also caused missed revenue opportunities for the site owner.

The client also wanted an opportunity to earn additional income during off-peak hours, especially evenings and weekends, i.e., outside office hours. Further, they wanted a way to offer affordable parking permits for local residents of the area during the same quiet hours.

Solutions

The site had various challenges that required a specified solution. So, we implemented the following system to tackle the car park’s multiple issues:

1) Pay & Stay Parking: First, we introduced pay & stay parking for non-tenants. It helped monetise unused parking bays, which initiated revenue for the owners. Their revenue stream increased, and the utilisation of each space was carried out successfully.

2) Online Portal Access: We installed an iPad and provided a login portal system on their device for the authorised tenants. It enables them to manage staff and visitor parking by creating an authorised list in real time.

3) Installing Clear Signage: We installed written and compliant signage all over the parking area. It helped guide users to understand parking regulations and tenants to enforce rules to prevent misuse of parking spaces.

4) Pay-by-Phone System: We introduced a pay-by-phone-only system for the parking site to carry out technology-friendly payment systems. It not only enabled us to reduce hardware costs but also improved flexibility due to convenient and modern payment routes for users.

It ensured that every visitor paid fairly and did not escape payment. It helped earn steady revenue for the tenants, which was a major issue before with misuse by visitors visiting nearby landmarks.

5) Permit System: We introduced an annual permit system for residents of the area. We  made sure the permits were low-cost as it was for outside office hours, i.e., evenings and weekends parking. It contributed to added revenue for tenants as the car park was being fully utilised.

6) Better Enforcement: To ensure that people were not parking wrongly or misusing the space, we made sure enforcement was improved. It ensured compliance as ANPR (Automatic Number Plate Recognition) cameras were capturing vehicle registration 24/7, and if people tried to act against regulations, they faced unavoidable consequences.

7) Virtual Permit Platform: We introduced a system that allowed residents to apply for permits online. It required them to log in to an online platform with an easy method of applying and managing their access to the car park whenever they needed a parking space. This reduces the hassle of issuing the permit and makes it more convenient. Furthermore, the simpler process motivated residents to apply for a permit more and use the car park more.

Outcome

The new parking management system significantly overcame all the shortcomings of the car park. The site’s new management style instantly showed efficiency across the site. Now, the tenants had more flexibility to manage their own parking needs easily, which promoted improved satisfaction.

Further, the better enforcement measures also minimised unauthorised use and freed up space for genuine visitors. It promoted a fairer and well-managed system for everyone on the site.

The Pay and Stay parking initiative and permit system for residents generated better and consistent revenue for the tenants, especially during off-peak hours.

So, the client is benefiting from a well-managed modern parking system that’s satisfactory for everyone, i.e., tenants, visitors, residents, and the wider community, with minimal and seamlessly manageable administrative responsibility.
